When is close of escrow in most states?

Todd explains when close of escrow actually happens in Nevada and why. Nevada is different from many other states where round table closings are more common. Close of escrow happens when the title records and funds have been settled. Unlike roundtable closing states, there is no event people go to and sign documents together for closing.

It is a common misperception that after a buyer signs the paperwork that escrow has closed and they own the house. That is not the case, since they have not closed escrow yet.
