I don’t think that an overpriced listing is misrepresentation. I’ve never seen a division complaint or Ethics complaint because of this. Its usually an agent willing to take a listing at any terms just to appease the seller. Some sellers are convinced the more negotiating room they have, they more they will get. Actually the opposite is true.
