Todd speaks with Las Vegas Appraiser Mark Gonzales who explains why there are advantages to getting an appraisal before listing your house. They are called pre-listing appraisals, and are generally not used by the buyers lender to find the purchase loan. The buyer will have to have their lender do their own appraisal.

Appraisals for listings are only for informational purposes and not usually exactly what the house is worth.
