A detailed explanation of the costs to buy a house. Todd and Oana go over a settlement statement for a sample closing costs which is sometimes called a net sheet. This shows the total costs involved in buying a house. Sellers also get a similar one for the costs to sell a house.

In this example the value of the house is $275,000 and we are assuming about a 3 1/2% down payment. This also assumes certain fees and taxes which are common closing costs in most states. There are numerous costs to buy a house that aren’t always straightforward and we will go into these in detail.
