What is a Goldilocks real estate agent: Episode #261

Hello! Welcome to Todd Miller TV. I heard a phrase today that I thought was really cool. I want to share it with you. It’s something called “a Goldilocks Real Estate agent.” If you never heard the story of Goldilocks and the 3 Bears, when Goldilocks as at the 3 bears’ house, she would find something that the father had and it would be too hot or too hard or too whatever; and then what the mother had, it would be too soft or too cold or whatever; and then whatever the baby bear had would be just right. So for Real Estate, we have similar phenomenon. So the Goldilocks Real Estate agent is this kind of agent. The Goldilocks Real Estate is one that where in 2005, 2006, 2007 maybe the market was too slow meaning “get a buyer” or they couldn’t get a buyer, there weren’t a lot of sales to be had, if you didn’t have REO or didn’t know how to do short sales, you weren’t gonna get any business, and they complain about the market. Okay? Now, what we have is a Real Estate agents in most of the Las Vegas area maybe or parts of California or a lot of the country where REO has been stifled and there’s less inventory and the market’s hot now. Because what’s happening is you have all this multiple offers and tons of investors and stuff lies off the market. So now what they’re dong is they’re complaining that the market’s too hot. And what they’re waiting is for the market to be just right. You know that nice easy balance where they can get a client and then they have enough of inventory that they can find something without having too work super hard. So you know, when you’re out there/first of all if you’re an agent you need to get off the band wagon. When I posted this on Facebook, this quote. I had an agent respond and said “Hey, we love that kind of agent in my market place because all they do is complain and we just go out and sell houses.” So if you’re an agent you need to forget about what the market is so you can just focus on your activities. If you’re a buyer or a seller and you hear talking this way, you know, that’s not productive. It’s unhelping. All you need to be focused on is “what’s the client’s goal, what are your goals, how are you gonna make this happen, and then just finding a solution for solving the problem of “Okay, the market is hot and we are investors and we are trying to buy a lot of house but there’s not a lot of inventory, so what are some ways we can do this?” Instead of focusing on the ambiance stuff that you really can’t control. It’s too say with laser focus “hey, this is the problem, this is how we’re gonna solve it and just make it happen.” So I thought I would share that phrase with you, the Goldilocks Real Estate agent. You know, first the market was too cold, now it’s too hot, and they want it to be just right. So, and it’s almost never gonna be just right. So anyway, I thought I would share that with you.
