Hello! Welcome to Todd Miller TV. Another NOD/AB-284 update. As your probably all aware, there’s this growing controversy about AB-284 and that it completely stops foreclosures and we don’t have anymore foreclosures now, which isn’t the truth. And I talked about this a long time ago. Bu I just wanted to share with you the NOD list that came out and the 119 properties that were on it. This was for one day last week. Then I got today’s list that had Friday on it and there were 116 NODs filed. That’s a lot! And guess what, I’m gonna read through the name that were on the NOD list. We have CountryWide, CountryWide, CountryWide, Wells Fargo, Wells Fargo, Well Fargo, First Horizon, Wells Fargo, Silver State Mortgage, Wells Fargo, Wells, Fargo, Wells Fargo, Wells Fargo, Nevada Federal, Credit Union, Bank of America, Bank of America, Country Wide, which is/when I say Country Wide it’s Bank of America. Okay? And you know a lot of these will go back to Fannie and Freddie we don’t/we just know who the/like when it says M&I Bank, Taylor Bean, People like that. Indie Mac, okay, that’s gonna be one west bank we’ll end up with that one. A lot of these are Fannie, a lot of these here are Freddie, a lot of these are CountryWide, a lot of these are Wells Fargo, a lot of them Bank of America, all the big banks that you’ve heard about that have stopped foreclosing will actually have at soft foreclosing. There was a/so I’m gonna post this, I’m gonna post the other one, I’ll post a couple of this online to go through. These are NODs, this is what AB-284 was/you were told was gonna completely stop foreclosures. Well it hasn’t been repealed and there’s no foreclosing. They’re still filing NODs. Actually it’s picked up a lot, just recently in the last 2 weeks. And we expect this to keep going and apparently they’ve just signed/it’s a/all they have to do is sign an affidavit, they’re doing it. So I thought I would share this with you because there’s still people out there saying AB-284 we have to get rid of it but, I menan, there’s pages, and you can look at this online. Pages and pages of NODs that are filed. And these were just from 1 or 2 days last week so, this is clearly picking up and we’re starting to see more REOs coming in from our client. Some/a lot more actually just in the last couple of weeks has picked up. So, it looks like the foreclosures are coming back. With that being said, I know a lot of people out there are gonna say “Well Todd, this is the proof,. The next wave is coming, the prices are gonna go down again.” and we don’t really know that. Because buyer demand is still pretty high and a lot of things could happen. Prices are going like this right now, it could cause that to level a little bit and climb but less. It could cause it to level up, it could cause it to go down, it could cause anything, we won’t know, 6 months, a year we’ll kinda have an idea. My gut feeling is prices aren’t gonna/they’re not gonna/a ton of them hit the market all at once. They’re just gonna flow out over the next couple of years. It’s kinda what my thought is. But we’ll see. Because you’re trying to plan your buying timing and how many you’re gonna buy, and I’m trying to plan my business, you know, and how we’re gonna/our staff, our operation, and make all this work.
